Increased Development at Lake Cathie Puts Pressure on Ocean Drive – “It’s Time to Act”
Port Macquarie-Hastings Council has given the green light to a number of significant developments in the Lake Cathie area such as Ocean Club Resort, Seawide Estate, Catarina Estate and the soon to be developed aged care facility where the Lake Cathie motel now stands.
Obviously, this is as a result of the Port Macquarie-Hastings area boom and is a great thing for jobs in the area. However, with this growth comes a problem with the current surrounding infrastructure. The road network through the Lake Cathie village from Fiona Crescent intersection southbound has not received any rehabilitation since it was first laid decades ago.
Developers of these areas have made substantial contributions to Council for these areas and the time is now to upgrade this vital section of road which is soon to be carrying in excess of 10,000 vehicles per day.
Developer contributions are a funding mechanism available to Councils that permit the levying of funds (typically a monetary contribution or dedication of land) from developers to provide extra, or upgrade existing public amenities, facilities or infrastructure that will be required to meet the demand created by the additional development.
Collected contributions funds are used by Council to provide public amenities or public services, including:
• public open space,
• public road network,
• water supply and sewerage networks,
• community facilities, and;
• public car-parking facilities,
Council levies developer contributions under section 94 and section 94A of the NSW Environmental Planning and Assessment Act, 1979 and Section 64 of the Local Government Act 1993.
Should I be elected as Mayor I will be questioning why this road network has not yet been addressed given the recent development and section 94 contributions and will be proactive in working towards the upgrade of this section of road to happen through Councils rolling works program
